Timaru landlord Kerry Beveridge, President of the South Canterbury Property Investors Association was presented with the landlord of the year title at the annual New Zealand Property Investors Federation (NZPIF) conference in 2017.
Beveridge owns and manages the 15 bedroom City Boarding House on Stafford St in Timaru.
Beveridge said his wife, Helen Beveridge, was "an integral part of things as we had to put a whole lot of information together as part of the application process".
"We had to give financial information and references from the tenants as part of the package.
"The award is recognition of a good landlord in terms of profitability, financial statements, showing that we are making money and that it is a sustainable business," Beveridge said.
"It's about treating land lording as a business and showing that it is profitable, and making sure the tenants are happy with the product."
Beveridge said the South Canterbury Property Investors Association received a $580 cash prize as part of the award.
"It means we are able to have some recognition.
"At the end of the day my main priority is that the tenants are happy."
Beveridge said managing the boarding house equated to a full time job.
"The occupancy rate is really good and we are planning on building another six rooms here.
"I think it's about being responsible for the property and the tenant needs.
"As long you provide a service that people are happy with, then you can make a bit of a profit and everybody wins."
New Zealand Property Investors Federation president Terry le Grove said an independent panel had judged the entries
"This was the 28th annual conference and the landlord of the year competition has been running for 10 years for our members who manage properties themselves.
"About 70 per cent of our members manage the property themselves," le Grove said.
"Kerry's entry was impressive in terms of his relationship with his tenants and the fact that he provides good quality property.
"He puts a lot of work into making them nice places to stay and he is a very pleasant individual, and very hard working."
The award was sponsored by the Ministry of Business, Innovation and Employment (MBIE) .
MBIE housing and tenancy manager Jennifer Sykes said the award was judged by a panel of representatives from the New Zealand Property Investors Federation, the Ministry of Business, Innovation and Employment, and an independent judge.
"We consider that it is important to acknowledge landlords who are demonstrating best practice in providing high quality housing for tenants, as well as actively building positive partnerships with their tenants.
"This award is an opportunity to encourage this best practice," Sykes said.
"Landlords are an important part of the housing sector and most do a very good job of making sure their rental properties are well maintained, and healthy and safe for their tenants to live in."
